Maximalist Manor: Must-See Oklahoma Castle Priced Below a Million Bucks

A 1,950-square-foot, ranch-style house that was transformed into a 8,551-square-foot Oklahoma castle recently had a royal price reduction.

The Norman, OK , home was initially listed in late June for $1,499,000. A recent cut of 33% brought the asking price down to $998,000. According to the listing agent, there’s plenty for a potential buyer to take in.

"The owner is a creative genius. As the years have gone by, he and his partner kept coming up with ideas and extending and building onto the house and making it what it is today," says Lynne Siano with Metro Brokers of Oklahoma.

"There’s so much history and so many artifacts in that property that are just amazing," Siano adds. "They are extensive travelers and have imported [items] from all over Europe and incorporated them into the house."

The pair bought the house in 2002 for $140,000. It was soon featured on an HGTV show about what folks could buy for less than $200,000. Then the transformation commenced.

"They immediately started in on taking that 2,000 square feet and changing it around," says Siano.

Almost everything inside fits the castle theme, down to the paint treatment on the ceilings. A tour of the property could take a while, and the maximalist aesthetic may overwhelm some buyers.

"You first walk in and your mouth just drops open. You’re just stimulated, and it is stimulation overload," she explains. "Surrounding you is art and wall treatments, ceiling treatments, and even the floor."

There are four bedrooms, three full bathrooms, and many areas designed for entertaining.

"I’ve watched it progress over the years, and it amazes me every time I go in it," Siano says. "The owners are known in our community as entertainers, and they have had all kinds of fundraisers and parties at the house over the years. Every time I’ve been invited over for something there, they have done something different to the house."

There’s another allure to the castle: You’re never far from sustenance.

"There’s a kitchen upstairs and a kitchen downstairs, so you could almost have two different families living there," Siano explains. "There are two full kitchens outside, too."

The furnishings aren’t included in the sale, but they could be negotiated into a deal.

"Honestly, [the owners] would love to just walk out of the house with their clothes," she says. "So much of the house is built around the furnishings, so it would be nice if someone appreciated them and just said they want the house just like it is."

And although the castle has proved popular on the web, Siano knows it isn't for everyone. Finding a buyer hasn’t been easy.

"Most people have never seen anything like it, and they're in shock,” she says. “It is really amusing to look at all the online comments and mixed reviews."

But she points out that a potential buyer doesn't have to love the castle look. The backyard has a resort-style pool and plenty other outdoor amenities.

"I can see someone taking it once it was empty and redoing the walls with a nice flat paint. It would be a totally different house," says Siano, an experienced house flipper herself. "Somebody could buy it for the backyard and just do the walls in the house, and it would be totally different."
